Virtual Staging Rules
in Germany

ImmoScout24.deVerified against primary sources — July 2026

Short answer

Virtual staging is legal in Germany. ImmoScout24.de publishes image guidelines (currently scoped to commercial listings) that require photos to show the actual property and regulate watermark placement — but we found no clause specifically requiring a virtual-staging disclosure label on residential or commercial listings.

What ImmoScout24.de's own guidelines say

Image guidelines (Bildrichtlinien)

  • Images should show the actual property, without logos, banners, timestamps, or QR codes.
  • If a watermark is used, it must be centered and cover no more than 1/9 of the total image area.
  • These specific guidelines are published for commercial (Gewerbe) listings; we did not find an equivalent public page for residential listings.
  • No clause names virtual staging, AI-furnished images, or a required disclosure label.

The legal backstop: Germany's UWG

Germany's Act Against Unfair Competition (UWG) prohibits misleading commercial practices generally. That is the applicable legal frame for a staged photo that hides a real defect or misrepresents a property's layout — not a staging-specific statute. Separately, German case law on a seller's duty to disclose material defects (e.g. recent BGH rulings) concerns disclosure obligations during a property sale itself, a different legal question from how a listing photo is presented — worth knowing, but not the same rule.

This page is informational, not legal advice. If you need a compliance guarantee for a specific listing, consult a German lawyer.
